Lease Agreement Once the lease is accepted, it will be drawn up. Fees will be charged by the management company for its preparation, the ordering of nameplates, and the presence of a technician during the move-in inspection.
Security Deposit A security deposit will be required, typically equivalent to three months’ rent, with or without charges depending on the management company. This can be arranged through your bank in Switzerland or through a surety company like Firstcaution, Swisscaution, etc. This deposit will be refunded at the end of the lease, provided the property is in good condition.
Rent Payment To complete the move-in inspection, you must pay the first month’s rent and any associated charges.
Liability and Home Insurance You are required to obtain home insurance. This protects your personal belongings in the event of an incident and may include tenant liability coverage.
Move-in Inspection The move-in inspection will take place on the start date of the lease. If this date falls on a Saturday or Sunday, the inspection typically occurs the preceding Friday or the following Monday, to be confirmed with the management company. This involves documenting the condition of the property and any equipment. You will receive the keys to your property at this time.
Change of Address You must notify the relevant authorities of your move within 15 days of receiving the keys (Population Office).
Utilities and Subscriptions Set up utilities such as electricity, gas, telephone, internet, and television.
